Save Our Rural Towns

A significant commercial expansion is proposed for the old Clinton Vineyard property. Here is what neighbors need to know.

The new owner of the Clinton Vineyard property, Barry Milea (of Milea Vineyards), has applied to the Town of Clinton Planning Board to transform the historic site on Schultzville Road into a large-scale commercial venue. The plan aims to replicate the experience of his Hollow Road facility, but on a much larger scale in a quiet AR5 zoning district.

The Proposal by the Numbers

  • 134 Seats: A full-service restaurant and wine tasting facility.
  • 48 Parking Spots: A large asphalt lot with lighting, visible from the road.
  • 18 Employees: Staffing for food service, retail, and events.

 

Why This Concerns Our Community

Schultzville Road is not a commercial corridor; it is a historic, narrow, and winding country road—portions of which are dirt. It is a designated “scenic road” cherished by residents, walkers, and cyclists.

We are concerned that this proposal will:

  • Endanger Safety: Placing a high-traffic commercial venue on a one-lane winding road poses a risk to drivers and pedestrians alike.
  • Disrupt the Peace: Special events, music, and late-night traffic will destroy the quiet rural soundscape.
  • Damage the Environment: The expansion requires a larger septic system and increased water usage, threatening our local aquifer and environmental balance.
  • Ruin the View Shed: Replacing a quaint barn setting with a lighted, 48-car asphalt parking lot diminishes the rural beauty of Clinton.

 

Commercial Growth Belongs in the Hamlet

Our town zoning laws designated the Hamlet of Clinton Corners for commercial businesses for a reason. We already have wonderful local options like Jeannie Bean’s and other placesRuby’sThe Harker House, and Meadowland Farm nearby.

We do not need to industrialize a quiet farming and residential zone to support local business. We can support our economy without ruining the rural character that makes our town special.

The Planning Board needs to hear from residents who want to protect the safety and character of Schultzville Road. Do not let this approval happen in silence.
